The Sinclair at Callaway Farm is a 388-unit, Class A garden-style multifamily community located on a 37-acre site in Covington, Georgia.

The development consists of 11 residential buildings constructed as open breezeway, wood-framed structures with a mix of 3-story and 3/4-story split configurations, organized into two distinct “Town and Country” neighborhoods across multiple parcels. Additional buildings include a two-story clubhouse and 10 standalone garage buildings, along with 624 surface parking spaces.

A key component of the scope included the construction of a multi-span vehicular and pedestrian bridge connecting two parcels of the site, enabling internal circulation and maintaining continuity across environmentally constrained areas.

The project features a robust amenity package with approximately 11,000 SF of interior space, anchored by the clubhouse and complemented by a resort-style pool, two-story fitness center, coworking spaces, the first rooftop lounge in the Covington market, and additional outdoor amenities.

The scope also included comprehensive site development across a large tract with wetlands, floodplain areas, and natural features, requiring careful coordination and sequencing throughout construction.
